KWA was commissioned to design a landmark stud farm across 300 acres of Surrey Green Belt, transforming a primarily greenfield agricultural site into a high-quality, purpose-built equestrian facility. The development positions the client at the forefront of the breeding sector, delivering a prestigious operation within one of the UK’s most sensitive landscapes.
The masterplan includes five specialist yards; the main, pre-foaling, foaling, yearling, and isolation yards, alongside horsewalkers, veterinary facilities, storage and improved access. Every element was designed to combine functionality with visual sensitivity to the Green Belt setting.
Spanning two Districts, the project required extensive negotiation and expert planning strategy. Drawing on KWA’s specialist equine planning experience, permission was secured despite the unprecedented scale of a new stud farm in the Metropolitan Green Belt. Now built, the stud farm operates as a major, high-profile equine stud farm.
