KWA was commissioned to design a bespoke private yard within the grounds of a listed dwelling, carefully balancing functionality with sensitivity to the historic setting.

The project features a five-box traditional U-shaped yard, incorporating a mess room, WC, and dedicated feed, tack, and tool storage. The yard benefits from a purpose-built 60m x 40m all-weather arena, a four-horse mechanical exerciser, and hot and cold water wash-down facilities. Hay and straw storage, along with a muck bunker, are strategically positioned to facilitate deliveries and efficient waste management.

The site was heavily constrained by public right of way. KWA worked closely with the client, LPA and stakeholders to protect the right of way whilst delivering a functional, high-quality facility that complements the listed building.
