The site is located in the Norfolk countryside adjacent to an existing equestrian development, although part was defined as Greenfield. As bats and owls were present on the site and in the surrounding area, and a number of measures were taken to ensure the conservation of the protected species.

The brief called for 25 stables, an eight box isolation yard as well as equestrian operational equipment and storage barns. In addition, two staff hostels were required along with a Yard Manager’s dwelling.

The site was developed to include timber stables in a traditional yard format and dwellings designed in keeping with the local vernacular. The buildings incorporated air source heat pumps, rainwater recycling systems and other sustainable technology to reduce the environmental impact of the development.
